Texas Property Tax Relief 2023

The Texas house and senate have passed a huge $18 billion property tax relief bill that will be up for taxpayers to vote on in the November 2023 elections. If it passes, it will have huge benefits for Texas homeowners, landlords, and even small business owners. The most notable part of the bill is that it would raise the Texas homestead exemption from $40k to $100k, meaning the first $100k of your home's value cannot be taxed for public schools. On a $350k home these tax cuts will save the homeowner about $1,350 a year. However in Dallas county, we will see much more than just the state required exemptions, and the more expensive your home the higher the tax savings. The tax relief would also apply retroactively for all of 2023. I cover all of this and more in today's video! Is Real Estate Overpriced In Dallas Texas in 2023? In this video we explore the economics behind the housing market here in the United States. Low supply and too much demand are a huge contributor to this unhealthy real estate market, but the government is the other big factor. Whether it's by manipulating mortgage rates to curb demand, or by local regulations to curb supply, the government is a huge part of why the real estate market is so difficult in 2023. Whether it's printing trillions of dollars during covid and lowering interest rates to all times lows creating a huge demand, or raising interest rates up to 7.5% a year later to try and shut off the demand. But that doesn't mean real estate should, or ever will get any cheaper. You have to work with the information you have at hand today to make the best decision for yourself, and there is no evidence today that there will be a significant increase in supply, or decrease in demand that would justify lower housing prices in Dallas Texas in 2023.

Is the Airbnb CRASH real? Are Airbnb revenues actually down nearly 50%? Are panicking airbnb owners going to be forced to sell their airbnbs and crash the 2023 real estate market? Of course not. Airbnb revenues are higher than pre-pandemic levels. Most listings are not entire homes, and not full time airbnbs. The amount of airbnb owners who would be forced to sell even if revenues dropped 50% would have no effect on housing prices. Even if every active airbnb listing today were a home that hit the market, it would only barely get us back to a normal balanced market. Can Seller Pay Closing Costs For Buyer? When buying a home in Texas, many home buyers are interested in purchasing with little to no cash to close. Although a seller is allowed to pay for the buyer's closing costs, there are limits to how much a seller can contribute, as well as what those funds can be used for. For example, a seller can not pay anything towards a buyers down payment. But a seller can pay for the title policy, prepaid taxes, prepaid interest, prepaid insurance, buying down interest rate or pmi, and any other lender or title fees. Though it's worded as the seller paying these costs for the buyer, in reality, the seller is just allowing the buyer to finance their closing costs into the loan rather than paying for them out of pocket. One common way buyers are taking advantage of these seller concessions is by asking the seller to contribute to buying down the buyers interest rate. This makes the monthly payment much more affordable for the buyer, without the buyer having to come up with any extra cash out of pocket.
